A Historic Icon on the Waterfront
Originally constructed in the mid-19th century, the Bennett Rice Mill was once a vital part of Charleston’s thriving rice export industry. Though much of the mill was lost to fire, hurricanes (or storms), and time, its brick façade, adorned with intricate classical architectural details, remained as a symbol of the city’s industrial past. Over the years, the remaining structure faced serious deterioration from age, weather, and proximity to the harbor. As redevelopment plans advanced for the Union Pier area, the South Carolina Ports Authority prioritized preserving the façade as a key piece of Charleston’s architectural and cultural identity.
Engineering a Delicate Balance: Stability Meets Preservation
The restoration of a centuries-old masonry façade presented a rare and delicate challenge. GEL’s structural engineers were brought in to evaluate, stabilize, and support the structure during restoration, ensuring that historical authenticity was maintained while meeting modern safety and durability standards.

- Detailed structural assessments to determine the extent of deterioration
- Finite element analysis to determine the structure’s capacity to resist gravity and wind loads
- Detailed drawings for repair/strengthening of the structure
- Site visits during construction to review progress and collaboratively determine solutions to unforeseen conditions uncovered during construction
- Collaboration with preservation specialists and contractors to blend traditional craftsmanship with modern engineering methods
